How does it work?
First of all, contact us and give a brief overview of what you’re selling. This should include how many residential units, any commercial elements, and a copy of lease or 2, if available. Once we have the details, we’ll make you an offer. You may accept, reject or counter. If a price is agreed, we’ll sign Heads of Terms and then move onto the Section 5 process.
The Section 5 process takes a MINIMUM OF 2 MONTHS to complete. This is a legal requirement, and cannot be changed or amended in any way. We can assist by serving the Section 5 Notices, and trying to track any absent leaseholders.
After the 2 months, as long as 50% of the tenants haven’t said they want to purchase it, we’ll complete the process, and the title will be transferred to us. During the 2 month period, we can assist with any issues that may arise. Typically, both parties pay for their own legal fees.
